This three-phase project has been designed for LEED Silver certification for Homes V4 Multifamily Midrise. Sustainability features include the redevelopment of an existing urban site, green space and public transportation access, green roofs, materials with low toxic emissions, energy-efficient lighting and appliances, low water consumption plumbing equipment.
Phase 1 of Le Vita consists of a seven-storey L-shaped 136-unit building providing a broad variety of apartments, including studios, one- two- and three-bedroom units. Phase 2 is a six-story U-shaped building with 150 units.
Residents can enjoy a range of high-end amenities including conference rooms, a gym, rooftop or interior (Phase 3) swimming pools, terraces, barbeque facilities, storage lockers, and multiple lounges. The development is centrally located, close to highways, schools, restaurants, parks, shopping, and public transportation, including the new REM (Réseau express métropolitain) Bois-Franc station, scheduled to open at the end of 2024.



The Phase 3 design needed to consider the existing municipal pumping station located on the small corner lot on Henri-Bourrassa / Marcel-Laurin. The pile foundation adjacent to the major underground infrastructure also made the construction more complex.
Construction of Phase 3 is set to begin the fall of 2023. The 10-storey Z-shaped 160-unit building will house studio, one- two- and three-bedroom units including two-story units on the ground floor.
